General terms and conditions

1. Introductory Provisions

1.1 These General Terms and Conditions (hereinafter referred to as "GTC") govern the contractual relationship between the operator of the accommodation resort:

(hereinafter referred to as "Operator")

and a natural or legal person who uses accommodation services (hereinafter referred to as "Client").

1.2 These GTC are an integral part of the accommodation contract concluded pursuant to Section 2326 et seq. of Act No. 89/2012 Coll., the Civil Code.

2. Reservation and Conclusion of Contract

2.1 Reservations can be made:

- through the online reservation system,

- by e-mail,

- by telephone,

- through third parties (reservation portals).

2.2 The accommodation contract is created upon confirmation of the reservation by the Operator.

2.3 The Operator is entitled to require a deposit of up to 100% of the price of the stay.

2.4 If the deposit is not paid within the specified period, the reservation may be cancelled.

3. Price and Payment Terms

3.1 The price of accommodation is determined according to the current price list published on the website or according to an individual offer.

3.2 The price includes:

- accommodation,

- services expressly stated in the reservation confirmation,

- VAT at the statutory rate.

3.3 The price does not include local taxes, unless expressly stated.

3.4 The balance of the price is payable no later than upon arrival, unless otherwise agreed.

4. Cancellation Policy

4.1 The Client is entitled to cancel the reservation in writing or by e-mail.

4.2 Cancellation fees are set as follows:

- more than 30 days before arrival: free of charge,

- 14–30 days before arrival: 50% of the price of the stay,
- less than 14 days before arrival or no-show: 100% of the price of the stay.

4.3 Individual or promotional stays may have different cancellation conditions.

4.4 Refunds are made in the same way as they were made (bank transfer, credit card, etc.), unless otherwise agreed. The amount to be refunded is reduced by the applicable cancellation fee according to these conditions.

4.5 Any bank charges associated with transfers abroad are paid by the Client.

4.6 Refunds will be made within 30 days of confirmation of cancellation of the reservation.

5. Rights and Obligations of the Client

5.1 The Client is obliged to:

- use the premises properly and in accordance with their intended purpose,

- comply with the accommodation rules,

- not damage the property of the Operator.

5.2 The Client is liable for damage caused by him or persons who share the stay with him.

5.3 Smoking is prohibited in the accommodation premises, unless expressly stated otherwise.

5.4 Quiet hours are set from 22:00 to 7:00.

6. Rights and Obligations of the Operator

6.1 The Operator is obliged to provide the Client with accommodation to the agreed extent and quality.

6.2 In the event of serious operational reasons, the Operator is entitled to offer alternative accommodation of similar quality.

6.3 The Operator is liable for damage to items brought in accordance with the relevant provisions of the Civil Code.

7. Check-in and Check-out

7.1 Accommodation (check-in) is possible from 15:00.

7.2 On the day of departure (check-out), the room must be vacated by 10:00.

7.3 Premature departure does not entitle the Client to a refund of the price, unless otherwise agreed.

8. Complaints

8.1 The Client is obliged to report any deficiencies without undue delay during the stay.

8.2 Complaints will be handled in accordance with applicable legislation.

9. Protection of Personal Data

9.1 The Operator processes the Client's personal data in accordance with:

- Regulation (EU) 2016/679 (GDPR),

- Act No. 110/2019 Coll., on the processing of personal data.

9.2 Details on the processing of personal data are provided in a separate document "Processing of Personal Data".

10. Out-of-Court Dispute Resolution

10.1 The consumer has the right to an out-of-court settlement of a consumer dispute.

10.2 The entity for out-of-court dispute resolution is the Czech Trade Inspection Authority, www.coi.cz.

11. Final Provisions

11.1 These GTC are valid and effective from 1.1.2026.

11.2 Legal relations are governed by the legal order of the Czech Republic.

11.3 The Operator reserves the right to unilaterally change these GTC; the change does not apply to contracts already concluded
